Great first experience using HomeExchange
This covers administration, logistics, insurance, and other things that the traveler would have to do otherwise. I’m a member of Solaz in Cabo a five-star resort and only receive three keys which gets me a dog kennel in exchange plus huge fees that are probably equivalent to the cost of the dog kennel. There are other ways to trade that are more equitable than this awful service. I think the rental business and the resident club exchange business have more potential than the home swapping model they started with. We are already part of Registry Collection and Elite Alliance and others for exchanges. Which is why I was sort of made to be a single mom—a longer story for another time. But suffice it to say that there's very little I can't handle.
Loyalty, rewards & partnership programs
Can usually be rented out by owners , it will be interesting to see if Condotel unit owners start placing their available time on Third Home. Certainly worth a look but I don’t see this making sense for smaller groups … OTOH, a group of 8+ in a 4+BR house makes sense.

He ended up making us a sweet deal on a smaller Estates property and we took it. I learned that my home was not a good candidate for Third Home. I also believe that they will take any high end timeshare.
Location & Hours
My first six months with my wonderful daughter Hazel has been mostly pleasure, little pain. Upon arrival at the home you have booked, the property manager will normally greet you and provide a tour. There will also be information provided on how everything works for you to feel right at home. Reviews from members are overwhelmingly positive. The process of booking your stay is seamless, and you can stay at a huge amount of available properties for as little as 4 keys.

In terms of their rental business, some of their homes are beautiful but those rent for a lot. It looks to me like people are putting homes they don't use into the rental pool and ThirdHome is managing it as a property management company. I have not been impressed with customer service. I do not like people staying in my home but I can also register with them through my various upscale times shares. However, they give you very few keys but it costs a lot of keys to get things. Their sales people are very unresponsive in general.
But since I’m not a member it’s possible they have worked out some deal with Diamante I don’t know about. Anyway we did end up purchasing in The Estates and have been contacted several times by ThirdHome since then. I'm just a little uneasy about dealing with them since one of their folks was completely embedded in this scam.
I love working with goal and success-driven people. We all work hard to get the job done but also place importance on having a nice time while doing it. And the best thing about working here is having the opportunity to visit some of the properties in the club. This is a very forward-thinking environment that encourages you to contribute your opinions and leave your comfort zone. There isn't any micromanagement here, resulting in a stress-free atmosphere.
The company does not take commissions on properties rented out to the public. As a result, owners who sign their homes up to the new rental service enjoy improved utilization of their properties while also reaping incredible financial rewards. So the scam involved the Vida Vacations sales rep up-selling Estates properties with the promise that ThirdHome would pay for three of the six weeks that come with the purchase as "marketing weeks". Of course 2 of the weeks needed to be the most-desirable "red" weeks.
To be accepted you must own a second home with a value of at least $500,000. A panel decides if your home is good enough to be a part of the club. They will also consider the location, amenities, and desirability among other factors.
